Does it need wall prep and interior painting? Sure does.
Does it need new carpeting? Without a doubt. Personally, I'd also replace the vinyl floor in the kitchen.
Are a couple of the thermal windows cracked and in need of replacement? You betcha.
Does the difference between $188900 and $224900 more than compensate for the work that is needed? I certainly think so and strongly suspect that buyers will too!
The electric should be on later today; the cleaning will occur on/by Wednesday, Nov. 11. Showings, however, can already begin. It does have a finished, walkout basement too!

This bank-owned Indian Fields townhouse in Hardyston NJ is certainly what I view as one of Sussex County's current hot homes for sale. With an REO, fast decisions and closings are possible. It is being sold entirely AS-IS and the buyer will have to cover transfer tax, Certificate of Occupancy and winterization costs associated with home inspections. But it is still a great real estate deal!

Irene, kudo's to you for putting it all out there, this is a great deal and you have certainly told the buyer what to expect. I hope you sell this home soon and it has a loving family to take care of it once again by Christmas! And since the tax credit has been extended, well, that could pay for quite a few repairs inside.
Irene, Compared to what I've seen in the mid $300's this home doesn't need very much. Here they would call it move in condition! I've seen a few of those "move right in" homes and am amazed that's on the MLS.
Andrea - I think with foreclosures most buyers (and agents) expect the worst. And this isn't bad at all, so I want to paint an accurate picture of the problems it does have. I suspect your wish for new owners for Christmas may be in the cards.
Carole - The first home I purchased was in much worse shape and I moved right in. Did all the painting myself and then replaced carpet. In the interim, I never walked barefoot on those carpets. In this Indian Fields foreclosure, the carpets aren't really nasty, just stained beyond cleaning. My cleaning crew will spiff the place up a bit and then I'll do more photos.
