On Wednesday, a Franklin NJ Ranch Home for Sale sold for 95% of its list price (the average list-to-sale price ratio for Sussex County NJ real estate). From the date of listing, it was just 56 days to closing. We had 3 offers within the first 12 days, so this listing attracted great interest! The sale price was $171,000 and there were no seller-concessions.
The new owners had visited my Open House and simply had to have this home for sale in Franklin. Wonderful people and well qualified buyers, they had interacted with 6 other real estate agents before thay met me! I am 007!
Even though I represented both sides (a dual-disclosed agent in NJ lingo), both the sellers and buyers knew their interests were well served every step of the way. Sure, there were challenges. The sellers were in Florida, so I handled many aspects for them. We had multiple visits from the fire-safety inspector to get the Certificate of Occupancy. Termite treatment. The well test flunked. Over-chlorination resulted in 2 more tests and then a UV system still had to be installed.
But we got to the closing table as scheduled! Too bad a martini "shaken, not stirred" doesn't appeal to this Agent 007!

That is too funny...Agent 007! I love the part about the martini, which would have been well deserved. Both sides were lucky to have you!
Every agent should be like Irene! The sellers know how lucky we are to have contracted with her!!
Irene truly is the "greatest realtor in the universe" I had to do barely anything at all, she handled EVERYTHING. Regardless of all the horror stories i have heard about homebuying, i can honestly say this has been a 100% stress free experience and i give full credit to the knowledge and experience of Irene Kennedy, i would, and have recommended her to anyone interested buying a home. Thank goodness for lucky number 7, i dont know what i would have done without you, You truly are the best Irene. We are so grateful for you helping us with our dream home....
love elaine and leo
Sharon,
And look, right below you both the sellers and buyers say the same thing!
Eileen,
If only all my sellers were as delightful and appreciative as you and Tom! It was a great honor to help you sell your home. One of these days, I might just make it to Florida for your monthly happy hours!
Elaine,
In the universe??? You are way too kind - and probably have handed out as many of my business cards as I did in the last 2 weeks! Working with you and Leo was such a pleasure; I look forward to our next deal together.
Eileen and Tom Elaine and Leo
Let me thank you for one of those "warm and fuzzy" transactions that more than compensates for less rewarding deals. It has been a great honor to help you all!
Very impressive Irene... handled like the professional you are. Good example here in Active Rain. Continued successes to you.
Diane

Karen - We had LOTS of interest in this. As you noted, it was well priced!
Congratulations 007 on another job well done and now on to the next mission if you should decide to accept it...

Of course, my involvement would be denied by the authorities, Todd, if I am caught. But I'm sure up for another one!
Great to see you pumped up. Keep the pace going.
Congratulations, Irene. That's a job well done.
Jason - I sure am trying! Thanks for stopping by.

Only problem was that I couldn't blame the other agent for anything! LOL
Great job as usual! Thanks for all of your hard work
Marleen,
Thanks for visiting but I'd much rather you continue to continue to use your legal powers to keep my deals moving smoothly!
Seriously, it always give me peace of mind to know you're taking care of our clients.
007 - sounds like you did great. Keep it up and you will get one of them...uh...Astin Martin cars! Congrats!
Gary,
Chip might prefer the Astin Martin but I'll hang onto my Prius! Thanks for stopping in to say hello.
Hi Irene,
What a great, heartwarming story! It's transactions like this that make this business worthwhile! With your skill, knowledge, enthusiasm and sense of humor, I bet you have lots of deals that go this smoothly! Way to go 007!
Lynn,
I think I'm paying the price for this wonderful deal with the next one. Just got my buyers Under Contract after months of efforts. While I'm struggling to keep things warm and fuzzy for my clients, I'm doing battle every step of the way. Good thing I have my 007 resources at my disposal!
Irene, That was undoubtedly the BEST testimonial I've ever seen! Very clever, I really loved it!
Carole,
Why thanks verry much! It was a very nice transaction for all.
Irene - Loved the video. And how kind was the wine & glasses from the sellers? It sounds like it was a win-win for all the parties involved!
Susan,
The wine gift really touched the buyers and me - indicative of how nice all the parties were! Thanks for stopping by.
