Since early July, I've been VERY excited about listing 29 Lakeside Drive - Highland Lakes (Vernon NJ) for sale because it is in such good condition compared to typical REOs for sale - Highland Lakes and elsewhere. Freddie Mac/HomeSteps has been most generous in funding "make ready" work. The neglected yard got a long overdue haircut (as a neighbor stood and cheered!). The Vernon NJ home for sale has been emptied and cleaned - see the terrible "before" photo. Some steps are still in the works: electric repairs and removal of the living room carpet/reseal the underlying hardwood floors. This Highland Lakes foreclosure home for sale will also have the plumbing checked once we can operate the well pump. (It had been winterized.)

Irene, great presentation!  This certainly is not the way foreclosures are usually handled down in these parts.  If they were, we'd have far fewer on the market around the countyr.

REOs are tons of work. My personal view is that a foreclosure should be marketed just as well as any other property. I even use an electronic lockbox (in addition to the bank-required combination box); other ActiveRain posts indicate this is unusual. I want my colleagues to have easy access and bring me those offers. 

Thanks for your kind words - I suspect my efforts are one of the reasons bank honor me with their foreclosure listings!

Nice job Irene. Don't know your prices down your way but that's a real bargain compared to our prices. 

We don't deal with many REO up here.  Our banks can sell the property via forclosure which takes months as it appears happens in the US, or the usual method is called Power of Sale which allows them to take over the property and have it sold and the process is cut down to 30-60 days.

Sharon - My video secret is "Real Estate Shows."  If you go to Jeff Turner's blog: Turner's Perspective, he has a widget that gives fellow AR members get a break the 1st year. It has been WONDERFUL and one of the most cost effective marketing mechanisms I've found.  (I've also used it for some family stuff, which everyone loves!)  Take a look, perhaps go for the 30-day trial. I could see a lot of applications for your staging business.

Peggy & Al - This is a bargain by our local standards - particularly given its lakeside location.  Even though the bank had already foreclosed on a home that was abandoned a year ago, we were delayed by a 30-day mandatory "personal property eviction." Former owners had the right to get their furniture, clothes, mini-pool table - which they didn't. So the new owner then pays to have it all cleaned out!
