My Pohatcong Real Estate Market Snapshot Report is based on data recorded in GSMLS as of July 3, 2010. Each month I update previous data in Excel so my charts and graphs capture changes. 

 

 Please ignore the trendline in the Average Home Sale Prices. As there were no closings of Pohatcong NJ homes for sale in January, the line is wrong.  We can clearly see that buyers are targeting the least expensive of the offerings!

Although President Obama did sign legislation extending the closing deadline for first-time home buyers, the impact of that tax credit in Pohatcong NJ was negligible.  Unfortunately there just was no flurry of closings on homes for sale. Pohatcong is not the only area to reflect this "bust" - not in Warren County, not in the US.

Closings and Carats - Go together like a horse and carriage

Closing Friday, Engagement SaturdayAfter a touch-and-go NJ real estate deal, the closing was yesterday. My seller opted not to attend but did pick up his check last night. Having priced the home right, the offers came quickly; the rest was a bit rougher.

I'm filled with joy having just gotten a call from a jewelry store.

My seller and his lovely lady were getting the "sparkly" for which she had waited quite a while. It is a wonderful compliment to me that they phoned to share the lovely news.

We hear so much about tax credits, foreclosures, mortgage rates that it would be easy to forget that real estate does answer many dreams. Today, first-time buyers are moving into their new home. The former owner has just put a rock on the finger of the woman he loves, who loves him back.

It will be a little bit before I get my commission check from this listing but I already feel well compensated.  First, my efforts enabled my seller to advance his long-term goals. (Okay, so maybe a diamond was more HER long-term goal but they both had marriage in mind.) Second, this transaction has resulted in my making new friends. Third, I will be bringing home some bacon to nourish the man I love.

Woo-hoo! Maybe I'll even be attending a wedding in the near future!

Statistics on Pohatcong NJ homes for sale came from the GSMLS on June 2; numbers do change during the course of a month. After I posted last month about April activity, 1 closing was recorded. Still not enough to do a thorough analysis and call trends. It is clear, however that most buyers are still going for bargain prices.

Pohatcong NJ real estate market report - Warren County home sale trendsI based my Pohatcong NJ Market Report on real estate data recorded in GSMLS as of May 5, 2010. Numbers can change; for example, an Under Contract deal can die. I don't post market data on all Warren County NJ homes for sale, but I can work up an analysis lickety-split for my clients. I will also update previous month's data each time I post.

Analyzing the Pohatcong homes for sale trends & market data over 6 months is almost impossible because there were no closing in January or April.  Additionally, the Average Price in December is way up because 1 of those 2 closings was a Pohatcong farm for my very happy buyer at $765,000.  And, no, I will not apologize for my hefty commission check skewing the market data!

Pohatcong NJ Average Prices for Homes for Sale - Warren County Market ReportsI'm somewhat surprised there were no Pohatcong closings in April, given the nearing expiration of the federal tax credits. Guess I'll have to patiently await recorded sales for the Under Contract properties to determine Pohatcong home sales trends for this period.

A Moving Story - Irene Kennedy Now Handling Homes for Sale in Warren County NJ

Sold home and farm for sale, Pohatcong, Warren County NJMy husband Chip and I are moving from our Hamburg home in what was Ballyowen Bluffs Active Adult community - #2 below. We're leaving new construction with lots of services to live in an 1800's home on a 70-acre farm in Pohatcong, Warren County NJ - #3. I'm staying with the same broker but have switched to the Phillipsburg office. I'll now be handling homes for sale in Warren County, then adding on other areas along the Route 78 corridor.

Has Irene lost her mind?, you ask. Frankly, yes. Chip and I are almost over the poison ivy we got one sunny day working in the gardens of our Pohatcong home. I'm (fairly!) confident that once all my belongings are in a single home in Warren County NJ, I may find those marbles I've lost.  Started my day today at 6:30 a.m. painting a powder room before heading to my new Phillipsburg real estate office. Later today to my old Sussex County office to have one of my sellers sign a contract - always worth the commute!

Sold Farm in Pohatcong - Warren County NJ - 121 Creek Road - Worth the Wait

On Tuesday, December 29, my buyers finally closed on 121 Creek Road - a fabulous 70-acre farm in Pohatcong. The property in Warren County NJ (the Route 78 corridor) consists of an 1800's main home, a barn and a smaller guest cottage. The sale price was $765000.

When I first showed 121 Creek Road in March or April, the list price was $950,000. My buyers' first offer on this Warren County NJ farm for sale was not accepted. In July, I requested and was granted a meeting with the executrix and her 2 listing agents to try to creatively find a meeting of the minds. No such luck.

Despite several interim price reductions, the seller and my buyers were not on the same page. In August, one of the listing agents called me to ask if my buyers were still interested. The seller's bottom line, however, was somewhat less attractive to my buyers at that time. No movement.

Eventually, my buyers opted to make one more stab at this farm in Warren County NJ. We went Under Contract in early October. Lots of problems between then and closing, including septic and well issues. I was able to keep my buyers motivated and with the help of their attorney, we worked through all the unpleasantness! The walkthrough on December 28 disclosed several more problems, ones that were only resolved at the closing table the next morning. (Yes, a sleepless night for many - with my buyers deciding not to even attend the closing.)

I don't know if the husband will ever wear the quilted overalls on which I embroidered his first initial but he sure had a good laugh over my closing gift to him! He and his wife have already begun work on 121 Creek Road, Pohatcong, Warren County NJ!
