This snapshot of market data is based on GSMLS statistics as of September 2 and covers some changes from my previous charts and graphs. Updated information is critical if you're considering buying or selling a home in Lopatcong NJ! 

 

 During this 6 month period, March - August 2010, the List to Sale price ratio was 97%. For the 6 Lopatcong NJ homes for sale that closed in August, the average sale price was 99% of asking. Don't place too much weight on this - one listing was input to the MLS simply to record the sale. Plus we have no idea what concessions accompanied those deals.

On Sunday, August 22, I'll be hosting the very first Open House at 665 Uniontown Road, Lopatcong NJ. This 4 bedroom, 3 bathroom custom home cannot be seen from Route 519, so watch for my balloons! Warren County NJ Homes for sale along the Route 78 corridor are very popular. both as full-time residences and vacation properties.  I've just listed a fabulous Custom home, 665 Uniontown Road (665 Route 519) in Lopatcong. It backs to Architect's Golf Course and is totally screened from the road or neighbors.  Both a wrap-around deck and a balcony off the Master bedroom might just encourage you to romp in the raw! This snapshot of market data is based on GSMLS statistics as of July 7 and covers some changes from my previous market report. 

 

 Closings on 2 homes for sale in Belview Estates in Lopatcong NJ helped bump the average sale price during June. One was $475K, the other $499,900.

 

 In my opinion, only a few of Lopatcong's 10 closings are likely to have been first time buyers seeking that $8000 tax credit.  Lopatcong NJ has some very well-priced homes for sale and is a very desirable address. That is what accounts for the activity!

My Lopatcong NJ Real Estate Market Report is based on data recorded in GSMLS as of June 2, 2010. Statistics do change if a deal doesn't close or something gets recorded late, so figures are subject to change. All my market trend reports are indexed at Market Data on Homes for Sale in Warren County NJ.

 

The inventory of Lopatcong homes for sale remains steady with the normal, slight uptick of the spring market. No surprise given the tax credit deadline was April 30 that we had a HUGE number of homes go Under Contract, whereas May reflects the more typical trend.

Difficult to draw any conclusions about the average sale price trends for Lopatcong NJ homes - just not enough closings to analyze. Closings should surge during June as those first-time buyers meet the closing deadline. I do predict that the majority of those will be of the more modestly priced homes.
