My Pohatcong Real Estate Market Snapshot Report is based on data recorded in GSMLS as of September 2, 2010. I update previous data in Excel so my charts and graphs capture changes and may well vary from previously published information.

 

For the March - August 2010 6 month period, the List price to Sale price ratio was 90% for Pohatcong NJ. Buyers were clearly driving hard bargains and motivated home sellers were getting the deals done!

This snapshot of market data is based on GSMLS statistics as of September 2 and covers some changes from my previous charts and graphs. Updated information is critical if you're considering buying or selling a home in Lopatcong NJ! 

 

 During this 6 month period, March - August 2010, the List to Sale price ratio was 97%. For the 6 Lopatcong NJ homes for sale that closed in August, the average sale price was 99% of asking. Don't place too much weight on this - one listing was input to the MLS simply to record the sale. Plus we have no idea what concessions accompanied those deals.

 

665 Uniontown Road, Lopatcong NJ 4 bedroom, 3 bath custom home for sale - interest has been VERY good already. A nice price reduction has been a factor!

While I normally publish Average Sale Prices, there are no Belvidere NJ home sales recorded for June, July and August.  With several of the Under Contract homes for sale due to close in September, I'm hoping to be able to add that sale price graph in a future post!

Yippee!  I do have some data to report concerning Alpha homes for sale. No, no recorded sales prices yet but at least we have a few Under Contract.  All 3 are slated to close this month but - based on my extensive knowledge of short sales - I am betting at least 1 will not close in August.  Maybe next month I'll get to use my Average Price chart...

My Pohatcong Real Estate Market Snapshot Report is based on data recorded in GSMLS as of August 2, 2010. Each month I update previous data in Excel so my charts and graphs capture changes. We had were several Under Contract homes for sale from earlier months that clearly fell apart.

 

Of the 3 sales in July, the least expensive was a foreclosure that sold for $55,100 - more than $11K over the list price of $44,900. Clearly competition for that one!

The first time buyer tax credit had a more significant impact within Phillipsburg than it did in many of the neighboring Warren County NJ towns.  With a wealth of options under $150,000 the uptick in Phillipsburg closings on homes for sale isn't a huge surprise. I know of some that didn't meet the June 30 deadline but the extended closing date means those 1st-timers are still in luck for the credit!

 

My Phillipsburg Real Estate Market Report is based on data recorded in GSMLS as of July 12, 2010. Statistics on homes for sale will change based on when numbers are run, accounting for variances with my previous trend snapshots indexed at Market Data on Homes for Sale in Warren County NJ.

 

Tracking Phillipsburg NJ home for sale?  I cannot exclude other towns with these links but can pull only P'burg from a the MLS itself for you.  There are still MANY choices priced under $150,000 too!

This snapshot of market data is based on GSMLS statistics as of July 7 and covers some changes from my previous market report. 

 

 Closings on 2 homes for sale in Belview Estates in Lopatcong NJ helped bump the average sale price during June. One was $475K, the other $499,900.

 

 In my opinion, only a few of Lopatcong's 10 closings are likely to have been first time buyers seeking that $8000 tax credit.  Lopatcong NJ has some very well-priced homes for sale and is a very desirable address. That is what accounts for the activity!

 Please ignore the trendline in the Average Home Sale Prices. As there were no closings of Pohatcong NJ homes for sale in January, the line is wrong.  We can clearly see that buyers are targeting the least expensive of the offerings!

Although President Obama did sign legislation extending the closing deadline for first-time home buyers, the impact of that tax credit in Pohatcong NJ was negligible.  Unfortunately there just was no flurry of closings on homes for sale. Pohatcong is not the only area to reflect this "bust" - not in Warren County, not in the US.

 My Greenwich & Stewartsville NJ Real Estate Market Report is based on data recorded in GSMLS as of July 3, 2010. These numbers do change and each month my graphs reflect any updates.

 

 With 10 Greenwich & Stewartsville homes going Under Contract in June, this area remains popular even after the expiration of the tax credit.  (Closing deadline for that credit was extended!) During June, the least expensive sale was $299,500 in Greenwich Chase. Most expensive was a 17 acre farm, listed at $999,000 for 602 days; it sold for $444,200. Less than 50% of the asking price but was heading to foreclosure.

Alpha NJ Home Sale Prices - Warren County -  Irene Kennedy, June 2010 Looking for trends with Alpha NJ homes for sale is almost impossible due to very light activity in the past 6 months. Unlike many towns, there clearly are not lots of 1st-time home buyers scurrying to close there by the end of this month. In 2010, only 4 homes went Under Contract and actually closed. Others may have had contracts that fell through – the data used in my market graphs came from GSMLS on June 15.  I actually included a 7th month of Alpha market data just to have something to show you!

Take a peek at the homes for sale in Alpha NJ. Hard to see what the recent Average Home Sale Price is but many are a great mix quality and price - I'd love to show you some and be able to fill in my market report graphs more fully in future months!
