Agent 007 Works Magic - A Sussex County NJ real estate success story

On Wednesday, a Franklin NJ Ranch Home for Sale sold for 95% of its list price (the average list-to-sale price ratio for Sussex County NJ real estate). From the date of listing, it was just 56 days to closing. We had 3 offers within the first 12 days, so this listing attracted great interest! The sale price was $171,000 and there were no seller-concessions.

The new owners had visited my Open House and simply had to have this home for sale in Franklin. Wonderful people and well qualified buyers, they had interacted with 6 other real estate agents before thay met me! I am 007!

Even though I represented both sides (a dual-disclosed agent in NJ lingo), both the sellers and buyers knew their interests were well served every step of the way. Sure, there were challenges. The sellers were in Florida, so I handled many aspects for them. We had multiple visits from the fire-safety inspector to get the Certificate of Occupancy. Termite treatment. The well test flunked. Over-chlorination resulted in 2 more tests and then a UV system still had to be installed.

But we got to the closing table as scheduled! Too bad a martini "shaken, not stirred" doesn't appeal to this Agent 007!

Buyer Opts for Scenic Lakes after reading my Blog!

This morning was the scheduled inspection on the home for sale at 12 High Crest Drive, Scenic Lakes-Vernon NJ. While I normally opt to be present at inspections, a final walk-through at a different listing of mine prevented that.  With my seller's consent, I was going to get things rolling and then leave.

They are from a distant area of the Garden State; their agent from the adjacent county. The Mrs. was at work but I met the delightful husband.  This gentleman explained he'd been using Google to learn more about life in Sussex County in general and Vernon in particular - before making an offer on my listing.

He kept finding my posts on Sussex County NJ real estate and lifestyle!

What a wonderful compliment! Before ever meeting him, I was enticing him and his wife to choose one of the homes for sale in Sussex County. And, even better, my post on 12 High Crest Drive in Scenic Lakes prompted him to tell his agent that he needed to see this listing.  Lovely feedback on how a blog post impacts a first-time home buyer!

While my seller was pleased, this dynamic gal in her 80s was already aware of my online marketing of her home for sale. At the recent wedding of one of her granddaughter, she made all her family members watch the video.

Team Work in Sussex County NJ Real Estate - What Partners Do

Just about 2 months ago my Sussex County NJ real estate business exploded and I've been juggling non-stop. For example, with homes for sale in Franklin NJ and in Highland Lakes NJ, I had offers within two weeks of listing them. Both have absentee owners, so I'm going the extra mile to ensure the transactions close smoothly. Both are rapid closings.

Chip Mandell - The best spouse a Sussex County NJ realtor ever hadMy hubby Chip Mandell (a licensed real estate agent who does NOT handle residential) has been pinch hitting. Chip has been awaiting town inspectors, meeting well testers, installing smoke detectors, etc. A specialist in land sales, Chip helped me prep for a recent listing appointment; I requested that he accompany me. The owner was most impressed with our complimentary expertise. Too, Chip toured the farm taking outside pictures while I covered the residence.

Chip has been stuck cooking 90% 99% of our meals - and he is great at it. He suffers through my periods of stress and exhaustion. Knows when to chat or when to just let me chill a bit.

This upsurge has caused me to neglect my blogging AND my wonderfully supportive life partner. I'll get back on track very soon but clearly know which is a higher priority.

Local Posts on Sussex County NJ Lake Communities - A Lovely Payoff

While writing an offer today for a new client on my new Highland Lakes NJ foreclosure listing (yeah!), I missed a phone call from an out-of-area number I didn't recognize.  As responsive as I try to be to calls, my view is that when I'm working intently with one customer, that person deserves my undivided attention. Just as soon as the contract was done, I checked my voicemail.

A woman politely inquired about the time for a church service on the lake.  Honestly, I suspected she had made an error in dialing.  I was clueless but returned her call. Seems this lady and her husband wanted to attend a service held on boats on Culver Lake in Frankford NJ (Branchville). She told me someone loads an organ on one, the boats tie together, and a worship service occurs. I sure never had heard of this - but doesn't it sound wonderful?

Mrs. & Mr. B don't live in the area and didn't even know the name of the church.  She had Googled. Guess who showed up as the expert for Sussex County NJ lake communities?  That would be moi.  Thanks to my series on vacation homes for sale around Sussex County NJ, Mrs. B turned to me.

When Mrs. B shared that she met her husband during her visit to Culver Lake and that they had just celebrated their 61st wedding anniversary, I had a new mission.  Although dated, I found an article describing the "float service" on Culver Lake.

Can't tell you just how thrilled Mrs. B was when I called her back with full details. Furthermore, when she and Mr. B are ready to make their dream come true of purchasing a Culver Lake home for sale, she intends to call me to help.  While I'm not pre-spending that commission check, it sure was great that:

  1. my local posts are turning up in Google searches for Sussex County NJ lake communities;
  2. my blog let a reader know that I'd welcome a call - even though it was not real-estate business.
  3. Chip and I have something new to add to our own "To-Do" list. 
  4. Mr. & Mrs. B will return to the place they met over 61 years ago and have a delightful outing at Culver Lake.
  5. It should encourage us all that after 61 years of marriage, the B's are still enjoying making new memories together.

Sparta NJ Real Estate Snapshot through August 2009 - Market Data includes Lake Mohawk Homes for Sale

This Sparta NJ market report is based on information in GSMLS as of September 2, 2009. Data for previous months has been updated; for example, if a Lake Mohawk home for sale went Under Contract, the deal fell apart and the home is again on the market, the previous months were adjusted.

Market data for Sparta NJ real estate shows that 17 homes sold in August with an average sale price of $532,382 - an increase from the previous month. Sparta's average Sale to List price was 94% - typical.

For the new listings of 57 homes for sale in Sparta, the average price is $573,280 (another increase). The average list price for Sparta homes that went Under Contract $379,714 - a significant decrease from July and sad news for Sparta owners of the larger, more expensive homes for sale. Additionally, if one compares the closings in August to the active listings, we're looking at just under 5% actually closing a deal.

As of 9/2/09, Lake Mohawk real estate market data shows 6 sales - from $227,500 up to a lakefront Colonial selling for $995,000. A slight decrease as we hit September, the 74 active Lake Mohawk homes for sale still give buyers lots of options!
