A Moving Story - Irene Kennedy Now Handling Homes for Sale in Warren County NJ

Sold home and farm for sale, Pohatcong, Warren County NJMy husband Chip and I are moving from our Hamburg home in what was Ballyowen Bluffs Active Adult community - #2 below. We're leaving new construction with lots of services to live in an 1800's home on a 70-acre farm in Pohatcong, Warren County NJ - #3. I'm staying with the same broker but have switched to the Phillipsburg office. I'll now be handling homes for sale in Warren County, then adding on other areas along the Route 78 corridor.

Has Irene lost her mind?, you ask. Frankly, yes. Chip and I are almost over the poison ivy we got one sunny day working in the gardens of our Pohatcong home. I'm (fairly!) confident that once all my belongings are in a single home in Warren County NJ, I may find those marbles I've lost.  Started my day today at 6:30 a.m. painting a powder room before heading to my new Phillipsburg real estate office. Later today to my old Sussex County office to have one of my sellers sign a contract - always worth the commute!

Kilpatrick's Reenactment - Wantage NJ Historical Marker, Civil War -farm & home for saleIn 1878 on the site of his family's farmland in what was Deckertown NJ, Union General Hugh Judson Kilpatrick, a Civil War hero, staged a 4-day event for 40,000 Civil War veterans. It culminated in a 4,000 participant reenactment of a battle. Sparta NJ Market Data on Homes for Sale, includes Lake Mohawk real estate transactions

Spring has come to Sparta NJ and the real estate market data reflects folks coming out of hibernation and thinking more about homes for sale.  That said, the winter months were none too shabby - wait until you see what a couple Lake Mohawk home sales did for the average price in January!

Of the Sparta closings that took place in January, the cheapest went for just under $120K while 3 of the 16 were over a million.  In fact, one home for sale on Manitou Island in Lake Mohawk went for $3.35 million. What does that tell you? There is a Sparta home for sale to fit every budget!

I'm still striving to locate the right Sparta Lake Mohawk homes for sale for a variety of potential buyers. As these folks are seeking Sussex County vacation properties, their needs are quite different from those looking for a residence!

As is typical in most areas, many with owners have waited for the spring market to list. You'll see from the market data graph below that inventory is again on the rise. So, I'm VERY optimistic that the right Lake Mohawk property is headed our way!

Cool mountain air, crystal lakes, a slower pace and reasonable prices for homes for sale have always been inviting.

One attraction with Stockholm NJ homes for sale is the many Lakes: Tamarack, Deer Trail, Stockholm, Gerard, Summit and Beaver. It even has a nudist club, Rock Lodge that dates at least to 1940, based on the shown ad. I've touched previously on the background of our lake communities in this part of my series: Vacation Homes in Sussex County NJ - A Long Tradition! Somehow I don't see a post on Rock Lodge in my future - distant past, sure, but I wasn't blogging in my 20s.

Beautiful wooded, private location without association restrictions and fees on the property! We've had many showings in the 17 days that this value-priced home has been on the market and I'm betting it will not be long before it goes under contract - so don't delay.

Minerals Resort Hotel and Spa - Vacation Ski Condos for Sale, Vernon NJ

Minerals Resort is a lovely and popular vacation spot in Sussex County NJ - about 50 miles from New York City. Even on this off-season weekend, the hotel was fully occupied. The delightful indoor and outdoor pools, spa, fitness center, indoor tennis courts, handball, basketball, sauna and steam room make this a great getaway. Just today following checkout time, I showed a couple from New York City Minerals Resort condos for sale and we wrote up an offer on one! Alas, it is significantly below the list price of $50,000.  Now, remember that there are only two styles of condos. To be in the rental program, each must be in pristine condition and furnished identically. So, we can readily compare apples to apples.

Market Update - Indian Fields, Hardyston, Sussex County NJ - Homes and Townhouses for Sale

Late Monday, I received a call from a gentleman inquiring about an updated market report for Indian Fields in Sussex County NJ's Hardyston. (Shares a zip code with Hamburg.)  As this section is not one for which I regularly do updates, I was pleasantly surprised by his interest in my November 2009 post on a townhome for sale: RealtorIrene Blogs about Sussex County NJ Real Estate: Foreclosure - Indian Fields, Hardyston, Sussex County NJ - Bank Owned home for sale.

That Indian Fields foreclosure sold for $169,900, full list price and with multiple offers on the townhouse. My caller had seen my post on the sale and wanted to pick my brain about the current state of the market, the home owner association, how Indian Fields homes for sale compare to other Hardyston or Sussex County communities.
