Andrea is right on target in my opinion!  In the NJ Counties of Warren, Hunterdon and Sussex, over 90% of potential buyers are Googling for homes for sale.  Thanks to my blog posts and other Internet skills, my sellers know their homes will normally appear on the 1st page of Google results within a few days of putting the home on the market.

Don't you want 90% of potential buyers to find YOUR home for sale when you put it on the market???

Why Your Listing Agent Should Be A Blogger

Question: What do most people do these days when they want more information?Google it
Answer: They GOOGLE IT!
And your home and its "findability" on the Internet is no different.
 

Over 80% of home buyers start their home search on the internet.  Therefore to list your home for sale with a Realtor who is NOT all over the Internet and, most importantly, blogging, is like plucking dozens of eyeballs out! Ok, that sounds silly. But eyes are what you need. As a seller, VIEWS (virtual or literal) are what you need.

Typical Scenario

What might home buyers type in when they are searching? Well any good Realtor will know that they can use tools created by Google to find the most common search terms, such as: Homes for sale in (Your Town), First time home buyer in (Your County), Homes for Sale on Main Street, (Your Town), Information about Amherst Farms (or any other development) ... and so on.

Therefore it is important that your Realtor, your neighborhood, your town, and your home for sale, can be found on the first page of Google or any other search engine. This is accomplished by having a Realtor that is Internet savvy and is a blogger. Blogging "ranks" high when someone performs an Internet word search like on Google. The most amazingly beautiful, high tech super-duper custom webpage for your home for sale doesn't mean SQUAT if home buyers do not find it when they are searching the Internet.

Let's wrap this up with a little test ...

Search for these various terms and see if "Andrea Kappre" shows up anywhere ...

"Homes for Sale in Amherst Farms, Mickleton"  -  "Realtor in Gloucester County"Why your listing agent should be a blogger

These are just two examples ... a narrower search such as your street or your development will likely place you in the top 2 or 3 results on Google.

Now Imagine YOUR HOME is the first one a buyer sees when searching on Google!!!

To list with a non-blogger - that is listing suicide!

After months of looking forward to the Warren County NJ Farmers' Fair & Hot Air Balloon Festival, Aug. 1 - 7, 2010 Chip and I joined the other happy attendees on Wednesday, August 4.  What a great outing!

Neither of us had ever been to a tractor pulling contest, although Chip knew that the tractors competed to pull a weighted sled.  Frankly, I had never even stopped to consider that tractors came in different strengths and sizes.

Heehaw, I also learned that evening what a grange is and supported one by purchasing our dinner at its booth.  We took our feast to the grandstand in time for the presenting of the US flag by the Rolling Thunder, a beautiful a capella version of our National Anthem and then the tractor pull.

Chip and I were delighted to meet many of our neighbors in the grandstand and share quite a few laughs. We all were part of the cheering section as each contestant tried his best to take the lead within the designated class.  For me, however, the most spectacular part was when the hot air balloons began to drift over the tractor pull! Country living just doesn't get any better.

No, no recorded sales prices yet but at least we have a few Under Contract.  All 3 are slated to close this month but - based on my extensive knowledge of short sales - I am betting at least 1 will not close in August.  Maybe next month I'll get to use my Average Price chart...

 The choice of Holland NJ homes for sale remains great with the market absorption rate just over 10 months.  That is a lot of inventory for potential buyers to see.  Additionally the very low mortgage rates mean this could be the perfect time to purchase a Hunterdon County NJ home for sale!

 

During July, there were 3 closings on Holland homes. Two were 2 bedroom, 1 bathroom homes for sale; one went for $185,000, the second $195,000.  A 4 bedroom 2.5 bath home was purchased for $332,000.

My Pohatcong Real Estate Market Snapshot Report is based on data recorded in GSMLS as of August 2, 2010. Each month I update previous data in Excel so my charts and graphs capture changes. We had were several Under Contract homes for sale from earlier months that clearly fell apart.

 

Of the 3 sales in July, the least expensive was a foreclosure that sold for $55,100 - more than $11K over the list price of $44,900. Clearly competition for that one!

I'm about to poach at the Pequest Trout Hatchery, Warren County NJ

I know they're in there because I've seen total strangers pull trout from the Pohatcong Creek right at my front yard. Even though it isn't being stocked right now, the darn things ARE in that water at my home!

My buddy Jim Heebner at The Owl's Nest showed me which end of the pole to point at the water - plus sells me squirmy worms genetically engineered to attract the very biggest trout. Well, Jim never mentioned the DNA business but I'm confident his bait is magical and not just pulled from the ground...

Almost to the extreme of buying a silly hat and a camo vest, I wanted to see what these fish looked like in the water. Perhaps those things that look like sticks aren't the best goal. A shame because I have am now a top stick reeler-inner.... So, the other day I popped into Warren County's Pequest Trout Hatchery and Natural Resource Education Center between real estate appointments. I shan't wear high heels there again, however.

 

I did learn that the Pequest Trout Hatchery has a variety of free programs geared for all ages. Perhaps Family Fishing Basics would be a great idea for this novice trout fisherwoman! Yeah, I'll sign up as long as they let me try catching that big one in the fountain!  Otherwise, perhaps a late night outing?

Nah, the bail will cost more than a trout dinner is worth!

Although I publish monthly market reports for many of the Warren and Hunterdon County areas I serve, I'm helping potential sellers in Great Meadows decide whether or not to list their home for sale.  They do not have to move. Giving them solid facts is a job I take very seriously. Whether or not they opt to list the home along the Route 78 corridor is their business. The data upon which they decide is my business!

My brokerage has a fabulous report that I think far outweighs a basic CMA. We call it a Price Trend Analysis. It takes forever to pull it together but I'm delighted to do PTA every time. And I have that for discussing with these folks. Although the GSMLS system does not offer historic data in an easy to obtain fashion, with some efforts I can get what I need. Combine that with my knowledge of Excel and I have a new tool to offer anyone considering listing a home for sale along the NJ Route 78 corridor!

 I extracted average prices of homes for sale in the towns that a buyer would look if considering Great Meadows NJ. These are shown in red. For my post, I varied what these folks actually paid but the related impact on their actual price are the blue columns.  The real one also has the street address instead of "Listing Appointment."

 

Voila! I have just got that extra mile for potential sellers. Coming at a price analysis from 2 different directions - solid data within the last 12 months and historical average sale prices - we're in the same ballpark.

 

Will these owners along the Route 78 corridor decide to list the home for sale in Great Meadows NJ?  Who knows, but at least I'm confident they have the right tools to use in making a decision.

 Those interested in a vacation property in a Sussex County NJ lake community and folks wanting a small ranch home for sale with an easy commute are likely visitors to my Open House at 9 Beaver Trail in the Stockholm section of Hardyston.  I'll open the doors on Sunday the 25th at 1:00 p.m. and start packing up at 3:30, unless demand dictates I stay later.

 Even though it needs work, I expect this Lake Tamarack home to be very popular. When listed, it was the second cheapest and had BY FAR the largest lot.  Yesterday another seller reduced the asking price, so we are now third on the list. That GSMLS currently indicates 9 Beaver Trail will be the only Lake Tamarack Open House on July 19 - that too could change once other agents read this post. LOL.

 Because 9 Beaver Trail is a furnished (and small) home, I'll only let one party in at a time.  To avoid long waits, I ask potential buyers working with a real estate agent to get him or her to show you the home. Why wait in line when your agent can help avoid that?
